I’m Getting Ready to List My Home and I’m Not Sure What to Do…
So you’ve decided that it’s time to sell your home in Fort Wayne and you aren’t sure what to do. Here’s a quick list of enhancements to help you get started!
De-clutter and tidy up! When a buyer walks through a cluttered home, it’s hard for them to see the home’s potential. Store items that you don’t need or use. Doing this will make the home more inviting and appealing to buyers. When your home is for sale, less is more!
Clean, clean, clean! When a buyer sees a clean home, it give them the impression that it has been well cared for. Make sure your home is aromatically and visually appealing. Bad smells deter buyers!
Make those minor repairs! Patch holes in walls, fix that light switch, unclog the bathroom tub drain. That these distractions away and fix the minor repairs before listing and before they become major problems.
Finish strong! Make sure to do the little “extra” things around the house before listing. Your home will be competing with other homes, so make it stand out!
Make sure the lawn is mowed and the trees and bushes are trimmed and tidy. Update the landscaping as needed. When a buyer pulls up, the first impression is important.
Clean all windows and make sure the driveway and sidewalks are clear. If there are cracks in the driveway and sidewalks, repair them.
Repair roof shingles, gutters, shutters, siding, fencing, and any windows as needed.
For the finishing touch, add a new doormat, some potted or hanging plants, and some new house numbers as needed.
Clear any “extras” off of your counter tops. Let the potential buyer know how much space there actually is.
Clear off the refrigerator. Take down magnets, messages, and personal pictures. These can all be a distraction to buyers.
Clean all appliances inside and out, and wipe down cabinets as needed.
Stinky garbage area? Clean it and air it out! Remember, bad smells deter buyers.
If there are any repairs that need done to the cabinets, plumbing, or appliances, have them done before listing.
Add a throw rug and maybe a plant or two to spruce things up!
Clear all personal items off of the counter tops and organize cabinets and linen closets.
Clean, clean, clean! Bathrooms are often one of the dirtiest rooms in the home. Clean all sinks, bathtubs, and especially toilets.
Make any wall or plumbing repairs as needed.
Put in matching towels and accessories, a new shower curtain, and a good smelling candle.
Living/Family room tips..
Remove magazines and newspapers from the coffee table, and straighted up any bookshelves.
Move furniture as needed to showcase the size of the room.
Clean carpets as needed, wipe down and polish light fixtures, furniture, and window treatments.
Patch and re-touch any holes in the walls.
Add a scented candle or fresh flowers, rearrange pictures to highlight areas, and add lamps if the room is dark.
Get rid of extra toys in the kid’s rooms. (I won’t take responsibility if your kids aren’t happy with this!)
Move furniture to highlight the room’s size.
Organize closets and make sure there aren’t any clothes laying around the room.
Clean carpets, wash windows and window treatments, and patch and paints walls and ceilings as needed.
Basement and garage tips…
Organize all shelves, laundry areas, and workshops.
Remove or box up any extra and unnecessary items.
Make sure all floors are cleaned and swept.
Clean windows inside and out.
Make sure A/C, furnace, and hot water heater are recently serviced and working. Keep the paperwork so the potential buyer can see this.
